This Privacy Policy explains how DIRITEPROPERTY INC. ("we", "us", or "our") collects, uses, stores, and protects your information when you use the DealTracker mobile application (the "App"). We are based in Canada and are committed to handling your information in accordance with applicable privacy laws, including Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
By creating an account or using the App, you agree to the practices described in this policy.

DealTracker helps real estate buyers organize a purchase, track important dates and conditions, and review documents they upload. When you choose to use AI analysis, the App sends a document you upload to an AI service to produce a plain-language summary, key dates, conditions, and potential red flags for that document. DealTracker is an organizational and informational tool only — it does not provide legal, financial, or real estate advice.

Information you provide
- Account information: your name, email address, and password. Passwords are stored in hashed form by our authentication provider; we never see or store your password in plain text.
- Deal information: property addresses you enter and details you add to your deals.
- Documents: files you upload to a deal (for example, offers, agreements, amendments, waivers, disclosures, or photos of documents).
- Communications: information you send us when you contact support.
Information generated by the App
- AI-generated summaries, dates, conditions, and red flags derived from documents you upload.
- Deal progress, reminders, and in-app notifications.
- Basic technical/usage data needed to operate the App (for example, crash reports, error diagnostics, and performance data when something goes wrong).
Your documents are your own. Any document you upload to DealTracker is a document relating to your own real estate transaction, and you upload it entirely at your own discretion and on your own initiative. You are solely responsible for ensuring you have the right to upload, store, and analyze any document you add to the App, and you should not upload documents you are not authorized to use. DealTracker never requires or solicits any particular document — uploading is always your personal choice — and we do not act on behalf of, or under the rules, policies, or instructions of, any real estate brokerage, board, association, or other organization. DealTracker is an independent, buyer-controlled organizational tool.
We do not collect or store your payment card details. If and when paid features are enabled, purchases are processed by the Apple App Store or Google Play (and our subscription management provider). We receive only confirmation of your entitlement, not your card information.

- To create and secure your account and let you sign in across your devices.
- To store and display your deals, documents, dates, and conditions.
- To perform AI analysis of documents you choose to analyze.
- To send you in-app reminders and notifications about your deals.
- To provide customer support and respond to your requests.
- To maintain the security, integrity, and reliability of the App.
We do not sell your personal information, and we do not use your uploaded documents for advertising.
5. Service providers we share information with
We use trusted third-party providers to operate the App. They process information only to provide their service to us:
- Supabase — authentication, database, and secure document storage.
- OpenAI — AI analysis of documents you choose to analyze. The relevant document content is sent to OpenAI to generate your analysis.
- Sentry — crash and error reporting. If the App crashes or encounters an error, diagnostic information (such as device type, app version, and technical stack traces) may be sent to help us fix issues. Sentry does not receive your uploaded documents.
- RevenueCat — subscription and purchase validation (when paid features are enabled). We receive entitlement status, not your payment card details.
- Expo / EAS — app build and delivery.
- Apple App Store / Google Play — app distribution and, where applicable, payment processing.
6. International data transfers
Some of our service providers may process or store information on servers located outside Canada, including in the United States. Where information is transferred across borders, it remains subject to this policy and to appropriate safeguards. By using the App, you acknowledge that your information may be processed in other countries.
7. How long we keep your information (data retention)
- Completed or archived deals: a deal that is closed or has failed, together with its uploaded documents, is automatically deleted 15 months after it is completed (12 months, followed by a 3-month grace period during which we send in-app reminders). You can export a deal at any time to keep your own copy before it is deleted. This applies to all plan tiers, including the free tier.
- Active deals: deals that are still in progress are not auto-deleted.
- Account information: kept while your account is active. Deleting an old completed deal does not delete your account.
- Account deletion: you may delete your account at any time from within the App, which removes your account and associated data.
8. Security
We use industry-standard safeguards to protect your information, including encryption in transit and access controls that restrict each user's documents and data to that user (row-level security and per-user private storage). No method of transmission or storage is 100% secure, but we take reasonable steps to protect your information.
9. Your rights and choices
- Access and correction: you can view and edit your deals and account details in the App.
- Deletion: you can delete individual deals or your entire account from within the App.
- Requests: you may contact us at Diriteproperty@gmail.com to access, correct, or delete your personal information, subject to applicable law.
- Withdraw consent: you can stop using AI analysis at any time; no document is analyzed unless you choose to analyze it.
10. AI analysis — important note
AI-generated summaries, dates, conditions, and red flags are produced from the document you upload and are provided for organizational and informational purposes only. They are not legal, financial, or real estate advice. Always confirm dates, conditions, and deposit terms with your licensed agent, broker, lawyer, or conveyancer.
11. Children's privacy
DealTracker is intended for adults involved in real estate transactions and is not directed to children. We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it.
12. Changes to this policy
We may update this Privacy Policy from time to time. We will revise the "Last updated" date above and, where appropriate, notify you in the App. Your continued use of the App after changes take effect constitutes acceptance of the updated policy.
